Property Safety and Structural Standards

The property must be structurally stable, free from disrepair and damp, with safe staircases and balustrades.

External doors and windows must provide reasonable physical security and be adequately draught proofed.

Gardens, if present, should be easy to maintain, reasonably private, safe, and suitable for young children.

Compliance and Certification Requirements

Up-to-date gas, solid fuel, or oil service and safety certificates are required at handover.

Electrical lighting and power installations must be checked and certified safe by a qualified professional.

An asbestos survey (conducted by the local authority) and a fire risk assessment are required (except for self-contained houses).

Essential Facilities and Energy Efficiency

The property must have adequate fire alarms, with mains-powered smoke detectors on each floor and a CO alarm in every room with a gas appliance.

The heating system must have an EPC rating of E or above, with guidance available to improve this to a C.

The hot water tank must be insulated, and there must be mechanical extract ventilation in the kitchen and bathroom.

Kitchens and bathrooms (including WC and a working shower) should be in good working condition; white goods will be provided.
